Learn To Be Successful

Friday, February 29th, 2008

By Julia Jones It is true that no relationship goes without quarrels and conflicts. Whenever two people come together it is normal for them to have difference of opinion and stick to ones particular point of view. At times there are misunderstandings and jealousy that are the cause of conflicts. To a certain extent these conflicts, difference of opinion, misunderstanding and jealousy are expected and do not make much of a difference in a relationship. However if these misunderstandings, conflicts and jealousy go on to a greater level then it does affect the relationship. Today more that 50% marriages end up in a divorce. One main reason behind the separation is that couples do not make an effort to work on their relationship. They do not strive to correct things at the start and take counseling when things turn grave. A healthy relationship is all about loving, caring and showing concern for each other. But at times such fine feelings and emotions turn into too much of jealousy and misunderstanding which is incorrect. When your relationship is on the verge to break it becomes hard to save it from a break off. What exactly you need to do so as not to let your relationship break is take counseling when you see that the arguments, conflicts and misunderstandings between the two of you have started increasing. As communication is the best way to know where the problem lies, it helps couples to talk about the problems through counselors. Communication gap worsens the relationship. Unless and until you talk over about the problem you will never be able to make up for the broken relation. An open discussion about the problem is necessary as it makes it easier to solve the conflicts. You have to take the initial step to come up to your partner to talk about what the problem is and take the help of a counselor. Always talk regularly about what is happening in your life. Keep communicating to let your partner know what you are going through. When you share your opinion and feelings with your partner it develops a greater understanding. It helps your partner understand your unacceptable behavior at times. But if you or your partners behavior is beyond perception then you can go for counseling and take help. It should be remembered that counseling should be taken at the initial stage when you feel the conflicts between you and your partner have started to rise rather than when things get worse. Lack of communication is the reason behind a weak relationship. You should always talk to each other to discuss your problems and should prefer counseling than just wait to let thing come to the normal situation on its own which is very rare. This is the key to success in a relationship. It is you and your partner who has to work towards maintaining your relationship. You have to keep your senses open to feel when things are getting out of hand and seek for help so that your relationship lasts forever. T-Mobile Flex-T Price Plans - The Choice is Yours

Friday, February 29th, 2008

By [http://ezinearticles.com/?expert=Mark_Hirst]Mark Hirst Although they werent the first network to offer flexible price plans that offer subscribers the chance to personalise their allowances of minutes to meet their own needs, T-Mobile have arguably been the most successful network in offering the service, and with the addition of Web and Walk, Flex-T plans offer a great solution for almost any subscriber. The way in which Flex-T works is that users pay an annual monthly fee as they do with most plans, however rather than being given a fixed allowance of minutes or text messages, they are given a fixed amount of credit which they can use however they choose. The entry level plan is Flex 20, which usually costs twenty pounds per month. This offers users enough credit to make up to 300 minutes of calls each month, or send 600 text messages, or any combination of the two. For example, you would be able to make calls for 150 minutes, and potentially have enough credit left to send 300 text messages. Obviously, the calls are based on use at off peak times, although T Mobile also offer add-ons to the basic package which allow subscribers to have free weekend calls. There are a total of 6 different plans available up to the Flex 75, which costs seventy five pounds a month, and includes 390 pounds worth of credit enough to send around 3900 text messages, or make calls for up to 1950 minutes. This plan is aimed at very heavy phone users! The Web and Walk add on for T Mobile allows you get unlimited access to the mobile web through your phone and access sites like Google, MSN, and Channel 4 to get the latest news, find information, or even book cinema tickets. You can download ring tones at a small charge from the official T-Mobile website, but anything from the regular web is available as part of the service. Web and Walk costs an additional seven pounds a month, and is well worth the money if you use Messenger or any of the other services a great deal. If the Flex T plans do not suit your needs, you could always choose one of the T Mobile off peak plans, which are aimed at people who rarely use their mobiles during the day. These plans allow you to make all off peak calls free of charge, which is perfect for weekend users. For Effective Decisions, Look Beyond Career Stereotypes

Thursday, February 28th, 2008

By Cathy Goodwin You’ve probably been taught not to stereotype people based on race, religion or sex. But when you make a career or business decision, do you still make decisions based on stereotypes? “Insurance sales reps must be gregarious.” Hal, a successful insurance agent for many years, has developed a portfolio of loyal, happy clients. Hal can be described as an introvert. He rarely speaks unless spoken to, and then he speaks briefly and softly. His clients have learned that he’s a caring, dedicated agent who never misses a detail. “Accountants sit quietly and crunch numbers.” These days, accountants, especially those in the large firms, have to become experts at client relations. Often they’re expected to steer business towards the firm’s consulting division. “Want to travel? Be a travel agent!” Once upon a time, when nobody worried about security and airlines gave us more than an inch of legroom, I loved to travel. When I sought ways to combine my love of travel with a career, I would often hear, “So become a travel agent.” Surprise! Travel agents rarely travel. After all, someone has to stay in the office and answer calls from clients. A major perk involves the “fam” or familiarization trips, when agents are invited as a group to preview a new resort or discover a new locale. There’s rarely time for leisurely sight-seeing. These days, a corporate travel agent is more like a traffic cop than a friendly guide, charged with enforcing regulations of the company who pays her commission: “The non-stop flight is two hundred dollars more than the connecting flight with the two-hour stopover. Looks like you’ve got two hours in Cleveland.” After dealing with hundreds of less-than-thrilled employees, one agent told me he was quitting the industry, probably for the more serene life of a bill collector. “Big cities are unfriendly.” Any place will feel hostile to newcomers. I’ve lived in several of the largest cities in North America and found helpful, caring people everywhere. Often businesses are more helpful simply because there’s more competition. “The desert is all sand and cactus.” In the high desert of New Mexico, where I live, we have green trees, flowering plants, and snow in the wintertime. We have abundant fruit trees and sometimes we have to rake leaves in fall. “Small towns are conservative, you have to join a church and country club, and you must be married.” Probably some are. My town has less than twenty thousand people, yet I know lots of very happy residents who forego churches and country clubs in favor of coffee shops and art galleries. We have many single people and a sizeable gay population. Generalizations? Well, nearly everyone has a dog or cat and you’ll find numerous multi-pet households. How can you avoid stereotypes? Traditional career tests often are based on outdated or stereotyped visions of careers. Stereotypes of locations tend to be perpetuated by folks who have never visited, let alone lived there. I encourage anyone contemplating a life change to follow the Rule of Six. Talk to at least six people who have real, hands-on experience on the path you want to follow. If they clam up and say they’re too busy to talk, you’ve learned a great deal already. Most people will begin with a happy, party-line spiel. Dig deeper till you start uncovering negatives and warnings. On the rare occasions you hear a lot of negatives, keep going until you discover a positive. Harry almost gave up on his goal when four people talked about problems getting clients for a unique consulting business. After we talked, he realized they had all used the same time of marketing — and they weren’t very good at it. He broadened his search to gain a new perspective. The Bottom Line I’m always amazed at how many “experts” base recommendations on stereotyped versions of careers and places to live. That’s why you may be advised to become a funeral director or a florist when you really belong in outside sales. There’s no substitute for gathering your own information from people who have been there and back. If something sounds too good — or too bad — to be true, it probably is. Learn How To Prune Needle Evergreens & Fruit Trees

Wednesday, February 27th, 2008

By Clarence Binayu Needle Evergreens: Junipers, arborvitae and yews may be pruned any time and at almost any place. With upright junipers, follow along the branch that needs to be shortened until you come to a side shoot lying on top of it, or inside of it. Select a side shoot that exactly parallels the unwanted branch. Slip your clippers under this little branch and make a clean cut. On a spreading juniper, place the cut so that it will face downward and no one will know that a cut has been made. The tiny wisp of greenery left soon will stiffen up and begin to replace the branch you have removed. On upright plants, the cut will show, but only briefly, as new growth soon will hide it. Never prune junipers and yews with hedge shears unless the plants are part of a formal hedge. Topreserve those graceful, natural lines, remove part of the growth at random over the plant. As yews and arborvitae tend to replace branches quickly and as both have latent buds buried in the bark, you can make your cuts almost anywhere. Just take care to maintain the natural form of the plant. Specimen hemlocks, firs, spruces and Douglas firs should be left untouched if possible. City gardeners delight in the beautiful forms and color of these when they see knee to waist-high plants in the nursery and they carry them home. Soon the plant begins to grow vigorously and it must be butchered or cut down. Avoid this problem by searching out the specialty nursery companies that sell the many miniature forms of these evergreens. As they grow extremely slowly and are tricky to propagate, the cost is high; but then you have a specimen that will probably outlive your house and still be in proportion to the garden. Pines may be pruned so long as you have a high enough ladder to be able to work over the entire tree. In spring the new growth, called a “candle,” grows at the ends of all branches. Generally there is a central candle surrounded by several slightly smaller ones. You must preserve this size relationship. If you cut the central candle back half, cut the side ones surrounding it to one-third. If you wish to almost halt the growth of the tree, you may cut all central candles to two or three needle clusters, and the side candles to one or two needle clusters. Do this pruning when the candles are developed enough so that the needles are beginning to break from their papery sheaths, but before they are fully expanded. A sharp knife is the best tool. Avoid clipping new needles, as the tree will look bobtailed for the next two or three years if new growth is injured. Needless to say, you must work over the entire tree from top to bottom. Fruit Trees: Look at commercial plantings of fruit trees in your area to determine the form used successfully by commercial people. Apple trees may be pruned to a modified leader system, where a strongly controlled central trunk surrounded by almost equally strong lateral branches makes the scaffold. The other system used for apples is the open-center system, where there is no leader at all but several strong branches at almost the same point, low on the trunk, to form a sort of bowl-shaped scaffold. These same systems are used for peach, apricot and nectarine, though the open-center form is far more common and produces better-colored fruit. Plum trees receive a minimum of pruning, just enough to keep them relatively open in the center, and with well-spaced main branches insuring good ventilation throughout the tree and a well-balanced crown. Sour cherries are pruned similarly, and sweet cherries are pruned scarcely at all. All of the cherries and plums are likely to bleed or ooze gum where branches over a year old are removed, so corrective pruning is almost impossible. The trick in creating first-class fruit trees is to start with a scarcely branched or unbranched (maiden) switch. Determine the pattern it is to take, and prune accordingly. Your County Extension Agent will supply pamphlets on proper pruning for fruit trees in your area. While fruit trees are young, do as much pruning as possible in midsummer. When they have come into bearing, you will be able to remove excess leafy growth in summer but major shaping and balancing will have to be done during the winter months after a few hard freezes. Pears are a sort of law unto themselves. If you wish to prune and pinch frequently throughout the growing season, you can shape them as open-centered or as modified-leader trees. Otherwise, let them have a leader but prune sufficiently often to prevent too much growth in any season and shorten all side branches frequently. Fertilizing Your Vegetable Garden

Tuesday, February 26th, 2008

By Bill Prudehome Most home gardeners waste a great deal of money on garden fertilizers, primarily because they either apply a lot more product than is needed or they apply the wrong products. Fertilizer should be applied to garden soil based on: The soils natural fertility, Quantity of organic matter that is present in the soil, The type of fertilizer being used, The vegetable or fruit being grown. There is only one way to determine the current condition of the soil and that is to have the soil tested by a laboratory. When you have received the test results, you will be able to determine what areas of the soils structure need to be improved and hence, choose the correct formulation and type of fertilizer. Soil testing is available from: Most universities and colleges that offer agriculture programs, State Agriculture Departments, Private laboratories, Garden Centers, On-line garden facilities. Fertilizer Analysis: Fertilizers, by law in the US and Canada, must provide an analysis of the three main elements of their fertilizers formulation, commonly known as N-P-K, which we mistakenly refer to as nitrogen, phosphorus and potassium when in fact the N stands for nitrogen, P for phosphate (P205), and the K is for potash (K2O). The numbers given, on the bag or box, are based on each elements amount by a percentage of weight. As an example, a 50-pound package of fertilizer labeled 10-10-10 would have 5 pound of N, 5 pound of P205 and 5 pound of K2O. The conversion is as follows: To convert: P205 to phosphorus multiply the weight by 0.43. K2O to potassium multiply the weight by 0.83. In our example of the 10-pound package of fertilizer, you would have the following elements: Nitrogen = 5 pounds. Phosphorus = 2.15 pounds. Potassium = 4.15 pounds. Fertilizers and pH: The pH of the soil is as critical as the elements available for plant nutrition as pH extremes can stop the nutrients from being available to the plants. Your soil analysis could show that the elements are in fact in the soil but with a pH around the 8.0 level elements such as phosphate, iron, and magnesium will not be absorbed by the plant roots. If the pH is 4.5 or lower, elements such as calcium, magnesium, and phosphorus will not be readily available for the plant to absorb. In some cases, having the wrong pH can increase the availability of certain elements to a level whereby they are toxic to the plant. Soil that contains aluminum at a low pH will have a toxicity problem. The pH can be raised by the addition of lime. Vegetables do best with a pH between 6.0 and 7.0. Elements: Believe it or not, a prosperous vegetable garden requires 16 elements that are essential for healthy plants. The air and water provide three of the elements - hydrogen, oxygen, and carbon. Plants also require three elements in large quantities; termed macronutrients, these are the elements that are contained within commercial fertilizers - nitrogen, phosphorous and potassium. Three other elements that are essential and also considered to be macronutrients are calcium, magnesium, and sulfur. Most home gardeners do not have to concern themselves with these three elements as they are generally present in most soils and are added by the use of materials such as lime. The seven micronutrients are required in trace amounts and do not present a challenge to most home gardens as they are normally present within the soil and are enhanced with proper soil preparation techniques. It is important to use both synthetic and organic fertilizers. The trace elements that are needed for a healthy garden are present in the organic fertilizers. As synthetic fertilizers are chemically formulated, they are a relatively pure product without additional trace elements within them. The best organic fertilizers are manure, mulch, and compost. Summary: It is impossible to know what supplemental fertilization is necessary in your vegetable garden beds, to produce abundant and healthy plants, without soil analysis. It would be like going to the pharmacy and buying an assortment of pills, because you dont feel well, without having a doctor determine what is wrong with you first. Once you know what is lacking, you can purchase the correct fertilizer and use it in proper amounts. Online Dating: Part 10 - Enjoy the Ultimate Date

Monday, February 25th, 2008

By Patricia Little Online dating operates through a sharing of unique personal interests and preferences established from both the mental and the physical. Initially this is what must be relied upon to provide the basis for a strong friendship or relationship. Specific interests and likes and dislikes is the only legitimate process of linking people whilst questions of a more deep and meaningful nature probably wouldn’t receive the truth anyway. It would be inappropriate to request on the information and requisition form a slim shapely body with nice skin, a happy smile and bright eyes or a reliable income with a car that doesn’t ruin the budget. Prayer will provide this component. The necessary content usually requested provides base level communication on an array of subjects which builds an identity around the person on paper. This is a time to be as open and honest as possible within reason, but if important to possibly hope and pray that the respondants will present as a respectable and coordinated bundle. Off-line dating presents its most major challenge from this aspect as God-given appearance can be enhanced with make-up, expensive clothing, nicely colored hair, a well exercised body and a healthy diet but five minutes of conversation will provide a decision to continue or cancel the contact. Online dating first impressions must come from a list of preferences and traits that hopefully hold enough binding power to legitimate contact and then introduce the unspoken wild passion. A personal loan is a well-designed loan plan for all our needs and desires. Thus, by procuring a personal loan, borrowers can easily get rid of all the worries. Personal loan is like your true mate in those trying times, as it gives you financial support to fulfil various desires and wishes. A personal loan is not only taken in adverse situations, but borrowers do opt for it to fulfil their wishes. Thus, personal loan can be used for various purposes and desires such as for the home renovation, to buy a new vehicle or home, for wedding purpose, on education, to pay off medical bills, to consolidate debt etc. If the borrower is capable to offer any sort of security, thus he can easily go for a secured personal loan. Involvement of security or collateral does prove beneficial for both the lender and borrower. Actually, lenders easily offer this sort of personal loan as they get the guarantee in the form of collateral. On the other hand, the borrower also gets longer repayment period, flexible terms and conditions and a big loan amount. In contrast, the borrower does not get all these benefits, if he opts for an unsecured personal loan. People with a bad credit history or bad credit score can also go for a personal loan. Understanding Debt Coverage Ratio

Monday, February 18th, 2008

By [http://ezinearticles.com/?expert=Yon_Olsen]Yon Olsen A debt coverage ratio, also known as the debt service coverage ratio, is a popular benchmark used in the measurement of an income-producing propertys ability to produce enough revenue to cover its monthly mortgage payments. To calculate a propertys debt coverage ratio, you first need to determine the propertys net operating income. To do this you must take the propertys total income and deduct any vacancy amounts and all operating expenses. Then take the net operating income and divide it by the propertys annual debt service, which is the total amount of all interest and principal paid on all of the propertys loans throughout the year. If a property has a debt coverage ratio of less than one, the income that property generates is not enough to cover the mortgage payments and the propertys operating expenses. A property with a debt coverage ratio of .8 only generates enough income to pay for 80 percent of the yearly debt payments. However, if a property has a debt coverage ratio of more than 1, the property does generate enough revenue to cover annual debt payments. For example, a property with a debt coverage ratio of 1.5 generates enough income to pay all of the annual debt expenses, all of the operating expenses and actually generates fifty percent more income than is required to pay these bills. Lets say Mr. Jones is looking at an investment property with a net operating income of $50,000 and an annual debt service of $30,000. The debt coverage ratio for this property would be 1.2 percent and Mr. Jones would know the property generates 20 percent more than is required to pay the annual mortgage payment. If you want to purchase an income property, chances are your lender is going to require a minimum debt coverage ratio. The debt coverage ratio allows the lender to see if a property generates enough income to cover the propertys operating expenses and debt service. To a lender the higher the debt coverage ratio, the less risk there will be with the investment. Debt coverage ratio requirements vary from lender to lender with some being as low as 1.1 and others charging as much as 1.35. Most lenders will accept a debt coverage ratio of 1.2 or above.* * * * Article by Yon Olson, President of Accelerated Capital, Inc. How To Make A Relationship Last

Saturday, February 16th, 2008

By CD Mohatta For a relationship to last, there are few basic requirements. The rapidity with which relationships are breaking in the modern days is a matter of concern and we should try to find out how to make a relationship that lasts for a long time. The major factors that affect the survival of a relationship are as below - Selection Of Partner - Sometimes, our selection of partner may be wrong. We may have nothing in common and our values and goals may be very different. With bad selection from the beginning, no relationship can survive for long. One of the main reasons of wrong partner selection may be hurry in selection of partner and inattention to the true nature of the selected partner. Communication - bad communication is another reason for break ups. Partners are unable to tell about true feelings to each other for many reasons including fear of conflict. Sometimes, non-verbal communication is made which fails in sending the message. Expectations - High expectations in a relationship is another reason. We expect that after we fall in to a relationship, we will become happy, satisfied and feel good at all the times. That does not happen. This creates frustration and leads to blame on the relationship. Sustaining relationships is difficult. It gives joy, but demand lot of efforts. Relationship is no solution to all our life problems. Sometimes it creates its own problems. For a relationship that lasts, we have to take care of all the aspects of the relationship. The Easiest Way To Wavy Hair

Friday, February 15th, 2008

By Amy Turgeon Go from stringy to sexy in a fraction of the time. Every person I know who wants to have wavy hair goes about it the same way. They use a ton a styling products mouse, gel, hairspray ect., flip there head over and scrunch like a maniac while trying to blast their hair with a blow-dryer at the same time. If not done right the result is a frizzy mess that takes just about as long as it would have if they had just blow dried their hair straight. The easiest way to create gorgeous waves without the hassle is to first towel dry your hair (do not skip this step). Then apply a volumizing mousse all over damp hair (you can do a quick all over scrunch if youd like but its not necessary.) Then here’s the real secret, instead of going crazy with a dryer, take roller clamps, also nick named jaw clips (they can be bought by the dozen at Sallys for about three dollars) and grab random two-inch sections of hair, scrunch and twist into a messy ball and secure with a clip, repeat all over until every section of hair is clipped. This gives a better result for two reasons: 1. the clips are applying constant pressure to the same spots. As a result they leave a more definite wave then your hands could ever could because it would be impossible for your hands to scrunch the same spot over and over, which is why you may see that your hair comes out more stringy then wavy. 2. It minimizes the amount of time your hands spend touching your hair. I bet you didnt realize that the more you touch your hair the frizzier it becomes. I recommend doing this right out of the shower so the clips can sit on your head while you finish getting ready. After about twenty minutes they are all set to come out. Before you take them out, blast them with the dyer for about 5 minutes (optional.) To give hair more of a defined wave clip smaller sections and for less wave and more body clip larger sections. Love the way your hair looks after a hot roller set but hate fighting with the rollers to stay in your hair?? Well the roller clips that I mentioned in the previous tip work wonders for securing your rollers. Once these clips are on your roller, it will not move until you unclip it. These clips will give you the strongest roller set ever. Get a complete, professional website, for one low monthly fee.
